Cherokee County Real Estate Market Update – April 2026
The Cherokee County housing market continued to show strong activity throughout April 2026, with inventory rising and buyer demand remaining steady across many price points.
There are currently 1,397 homes for sale in Cherokee County, giving buyers more options than we’ve seen over the past several years. While inventory has improved, well-maintained and properly priced homes are still attracting strong interest—especially in desirable areas like Woodstock, Canton, Towne Lake, and Holly Springs.
The average sales price for April 2026 came in at $570,597, reflecting continued long-term strength in Cherokee County property values. Interestingly, this is also a rebound from 2025’s average sales price of $552,943 and nearly back in line with 2024’s average of $571,184.
One of the strongest indicators this month was the increase in closed sales. Cherokee County recorded 406 homes sold in April 2026 compared to 350 homes sold during the same period in 2025. This increase suggests buyers are still actively entering the market despite higher interest rates and economic uncertainty.
Homes averaged 39 days on market in April, signaling a more balanced market compared to the ultra-competitive conditions of recent years. Buyers now have slightly more time to evaluate homes, negotiate terms, and make thoughtful decisions. However, sellers should not mistake this for a “slow” market. Homes that are move-in ready, professionally marketed, and strategically priced are still selling quickly.
Today’s market requires a more intentional strategy than what many sellers experienced during the pandemic-era boom. Pricing correctly from the beginning, utilizing professional photography, maximizing online exposure, and preparing homes for showings are becoming increasingly important.
For buyers, the current market presents opportunities that simply did not exist a few years ago:
- More inventory choices
- Greater negotiation leverage
- Reduced bidding war pressure
- Better ability to include contingencies and inspections
For sellers, the opportunity still exists to capitalize on strong property values, but success depends heavily on preparation and positioning.

- Growing local economy
- Access to Downtown Woodstock and Canton
- Parks, trails, and lifestyle amenities
- Convenient access to Atlanta
As we move into the summer market, consumer confidence, mortgage rates, and inventory levels will continue shaping activity. Overall, Cherokee County remains healthy and active, with both buyers and sellers finding opportunities in this evolving market.
