October 2025 Market Update – Woodstock, GA
If you’ve been watching the real estate headlines, you’ve probably noticed one theme: the market is adjusting, not collapsing. And in Woodstock, we’re seeing a very normal seasonal re-balance as we head into the holiday months. Homes are still selling — but the pace and pricing strategy matter more now than ever.
Here’s what October 2025 looked like in Woodstock:
- Homes for Sale: 457
- Average Sales Price: $532,117
- Average Days on Market: 36
- Total Homes Sold: 132 (compared to 141 last October)
And for perspective:
- Average Sales Price in 2023: $494,879
- Average Sales Price in 2024: $548,834
So yes — pricing has edged down slightly year over year from 2024, but we’re still well above 2023 levels. Translation? The market is finding balance.
What This Means for Sellers
Buyers still buy during the fall and winter — they just become more selective.
Homes that are priced correctly and show well are still selling with strong terms.
This is not the season for:
- “Let’s test the market” pricing
- Delayed minor repairs
- Grainy cell phone listing photos
Buyers are patient. And they’ll wait for the right home — unless yours feels like the right home from the jump.
What This Means for Buyers
Good news: You have more breathing room.
Homes are sitting on the market longer, and negotiations are back on the table.
You can:
- Take time to compare options
- Request concessions or repairs
- Actually think before writing an offer (imagine that!)
If you’ve been saying “We’re waiting for the right time,” understand this:
The right time is when you’re prepared and informed — not when the headlines are loudest.

If you’re planning to move in the next 6–12 months, now is the time to talk strategy, not just scroll listings.
We’ll show you exactly what the market is doing — street by street, neighborhood by neighborhood — and help you make smart choices.
